Fantastic place, what a unique atmosphere.... great staff, very nice breakfast. The place is not far from kawasan and it is located next to the pier from which you can get to many main attractions. The local restaurant in the corner next to the phranakorn is great and very recommended as well. Definitely coming back there on our next visit in Thailand

Also, the delightful owner, Jay, advised me that they will refill water bottles, something I wish all guesthouses did. Quiet, clean and comfortable - a real delight and oasis when I’m passing through Bangkok.

Jack provided excellent information, and assistance and saved us trouble going to a restaurant that was closed when we were very jet-lagged, and he gave us multiple amazing restaurant recommendations. I wanted to stay for the second half of our return trip but could not as it was fully booked. I would definitely stay again and would recommend to all. Wonderful simple breakfast of tea/coffee and tropical fruit and additional delicious local treats. If you want great guides to Bangkok and delightful, personalized service, all at an affordable price, this is it!

Everything was perfect. Spotless clean, good furniture, snow-white towels, quiet and powerful AC, thick curtains, very quiet at night with birds chirping in the morning. Wonderful breakfast included. Extremely friendly staff who speak pretty good English. Very good fridge, kettle, microvawe. If you need something you can ask and they will provide you with what you need. In general highly recommended!
